Individual Tract Details
Wolfe South: 354 ± Acres
It's not often you find a western Illinois recreational tract of this size, diversity, and layout. The core of the farm is comprised of well over 200 acres of diverse hardwood habitat. Multiple clearings and ag fields accent the south, east and north boundaries of the property, supplying crop income as well as significant wildlife holding power. Please note the improvements (machine shed/barn/scales) along the road do not convey.
FSA reported cropland acres are 90.82. These tillable fields have an impressive average Productivity Index of 133. Additionally, a roughly 10-acre clearing sits in the southeast corner of the property that is not currently farmed.
The farm has two easy, cleared, and well-maintained grass access points to both tillable portions. There is also a cut through the timber along the east edge of the farm (approx. 30' wide) that connects the 10-acre SE grass field to the eastern tillable field, enabling potential full-farm access from either entrance.
The ag fields drain to a central core draw at the center of the timber, running from the southeast to the northwest. Several drainages running into this draw create several timbered south-facing slopes.
Known for big deer, this farm represents a unique opportunity to customize a true whitetail property in Mercer County, Illinois.

Wolfe North: 91.4 ± Acres
The smaller tract of the two, the north farm offers farm income, potential timber value, outstanding western Illinois hunting opportunities, world-class river bottom views, and desirable homesite potential.
Easy, cleared access at multiple points and over .75 miles of Bluffs Road frontage, this prime recreational tract sits conveniently less than a quarter-mile north of IL Route 17.
The majority of the tract is comprised of mature hardwood timber, with a draw branching across the property, creating multiple south-facing slopes.
FSA reported cropland acres are 21.41, which is a relatively level field at the top of the farm, and has a fairly strong PI of 115.6., comprised mostly of Seaton silt loam soils.
A cleared area along the western edge of the farm could offer homesite potential with excellent Mississippi River bottom views, shaded by a mature pecan.
If you're looking for a smaller piece, or want to purchase both tracts, these farms represent a unique blend of quality soils and world-class hunting. Give us a call today!
